1. Introduction and Definitions
User: The person (or company) who creates an account on Boliglejen.dk to search for housing or to offer housing for rent.
Tenant/Seeker: A private individual or company seeking housing for personal use (tenant).
Landlord: A private individual or company that rents out or manages a property.
- Private landlord: Owns a maximum of 1 rental unit. For example, fully or partially their own residence.
- Professional landlord: Owns more than 1 rental unit (this does not require that all units are listed on Boliglejen.dk)
Login/Account: Your personal access to Boliglejen.dk, created using your email and password (or social login). All actions on the site are tied to your account.
Personal data: Any information related to you as a private person (e.g. name, email, phone number, and data regarding your searches and listings). See our Privacy Policy for details on how we process personal data.
By using Boliglejen.dk, you accept these terms. This includes, for example:
- When logging in
- When filling in your profile
- When contacting landlords
- When sending messages through the internal system
- When posting a rental listing
- When creating a housing agent (email alert)
2. Changes to Terms
Boliglejen.dk reserves the right to update these terms. Changes will be announced on the website. Continued use after changes is considered acceptance of the updated terms.
You can always view the date of your latest acceptance in your account settings.
3. User Rights and Responsibilities
- Personal login: Your login is personal and must not be shared. Use separate emails for login and for public contact.
- Accurate information: You are required to provide accurate and up-to-date information in your profile and listings. The rental status must be kept updated.
- Legal compliance: All use must comply with Danish law, including tenancy and non-discrimination laws.
- Example: According to the Danish Rent Act, deposit and prepaid rent must not exceed 3 months’ rent in total.
- Listings:
- Each listing may only include one rental unit intended for full or partial residential use. Short-term rentals similar to Airbnb are not allowed.
- A rental unit includes houses, townhouses, apartments, and rooms.
- It is not permitted to include direct contact information (phone number, email, URL, etc.) in the listing title or description.
- Prices must be stated in Danish kroner (DKK) only – both in the price field and within the listing text. Other currencies, such as EUR, are not allowed.
- Advertising or linking to external platforms is not allowed.
- Content control: Listings may be edited or removed if they violate guidelines.
- Internal messaging system:
- Must not include sensitive personal information. Boliglejen.dk is not responsible if users intentionally or unintentionally break this rule.
- Communication between users is confidential and must be treated as such by all parties.
- According to Danish Straffelovens §263, messages must not be read by unauthorized individuals.
- Boliglejen.dk will only access messages in specific cases (e.g. abuse, legal disputes).
- Spam: Repeated or irrelevant contact (spam) is not permitted.
4. Listings and Partners
- Partners/Landlords: By creating listings, you accept that we may display the listing (public data) via search engines and partner sites. Contact details are only shared if required to deliver a service you have explicitly requested.
- Marketing:
- You will only receive marketing emails if you have actively given consent (e.g. by signing up for a housing agent or newsletter).
- You may unsubscribe at any time via your account settings or links in the emails.
5. Disclaimer
Boliglejen.dk operates solely as a digital intermediary platform. We review all listings upon creation and modification in an effort to identify clearly suspicious content. However, Boliglejen.dk assumes no legal responsibility for the content of listings or for any agreements made between users.
All rental arrangements and agreements are entered into at the users’ own risk. We recommend that all parties familiarize themselves thoroughly with the Danish Rent Act (Lejeloven) and seek legal advice if necessary before entering into any binding agreements.
6. Agreement and Termination
Using Boliglejen.dk is voluntary and based on your acceptance of the terms.
- There is no binding period.
- You may delete your account and cancel your subscriptions at any time.
- Your account and related data will be deleted no later than 2 years after deletion, as described in our Privacy Policy.
7. Emails and Housing Agents
When creating an account or setting up a housing agent, you agree to receive relevant emails (e.g. new rentals matching your preferences).
